The whole deal, in seven lines.
- The instant online estimate is a good-faith range. Your final price is confirmed after we see the property — on-site or from photos — and always before work begins.
- You provide access to a working outdoor water spigot and the areas being cleaned.
- Bad weather moves the appointment, not the price. We reschedule at no charge.
- We photograph and document surface conditions before we start. Cleaning can reveal things that were already there — oxidation, loose paint, failing seals — and that's the surface's history, not damage we caused.
- Payment is due when the job is done and you've looked it over.
- If we missed a spot, tell us within 7 days and we come back and re-wash it free. The re-wash is the guarantee — it's not a general refund policy.
- Nebraska law governs everything here.
1. The agreement
These terms apply to every pressure washing, soft washing, and exterior cleaning service provided by PPWashing ("Precision & Powerful Washing," "we," "us"), a Lincoln, Nebraska business owned and managed by NVAR Studios LLC. By requesting a quote, booking an appointment, or having us perform work at your property, you ("you," the "customer") agree to these terms. The version posted here on the day you book is the version that applies to that job.
2. Estimates & pricing
The website calculator gives you an honest ballpark from what you typed in. We confirm the real number after we see the property, and you approve it before we spray a single surface.
The instant estimator on our website produces a good-faith price range based on the measurements and selections you enter. It is an estimate, not a binding quote — the calculator can't see your property.
Your final price is confirmed after an on-site or photo review of the actual surfaces, and we confirm it with you before work begins. If the scope changes mid-job (you add a surface, or actual conditions differ meaningfully from what was described), we'll tell you the price difference and get your OK before doing the additional work. No surprise line items, ever.
3. Scheduling & weather
Rain, high wind, lightning, or freezing temps mean we move your appointment — free — because washing in bad weather gives you a worse result.
Exterior cleaning is weather-dependent. If rain, high winds, lightning, or freezing temperatures would make the work unsafe or compromise the result, we will reschedule your appointment to the next available slot at no charge. We'll let you know as soon as the forecast forces the call, and you keep priority in the queue.
4. What you provide
To do the job right, we need a few things from you:
- Water access. A working outdoor water spigot with reasonable pressure. Our equipment supplies the power; your spigot supplies the water.
- Access to the work areas — gates unlocked, and vehicles, patio furniture, planters, and fragile items moved clear of the surfaces being cleaned.
- Windows and doors closed, and pets kept indoors during the service.
- A heads-up on known issues. If you know about leaky window seals, loose siding, aging paint, or previous repairs, tell us before we start so we can work around them.
If we arrive and can't access water or the work areas, we'll try to reach you; if we can't proceed, we'll reschedule.
5. Pre-existing conditions — the honest disclaimer
Washing removes dirt and growth. It can't fix what's underneath — and sometimes taking off years of grime reveals wear that was hiding under it. We document everything before we start so there's never a question of what was already there.
Before work begins, we walk the property and photograph and document the condition of the surfaces we'll be cleaning. This protects both of us: you get a record of your property's condition, and everyone knows what existed before the first drop of water.
Cleaning removes dirt, algae, mold, and organic staining — and in doing so it can reveal conditions that were already present but hidden underneath, including:
- Oxidation — the chalky, faded layer on older vinyl and aluminum siding, which can look blotchy once the grime covering it is gone.
- Loose or flaking paint that was already failing and releases when the dirt binding it is removed.
- Failing window seals or deteriorated caulk that can admit moisture during any wash.
- Etched or set-in stains (rust, battery acid, fertilizer, irrigation staining) that have chemically bonded to the surface.
- Previous repairs or color mismatches that become visible on a uniformly clean surface.
These conditions are the surface's existing state, not damage caused by cleaning, and we are not responsible for pre-existing conditions or for defects revealed by cleaning. What we promise in exchange: we use manufacturer-recommended methods — low-pressure soft washing on siding and roofs, high pressure only on concrete and hard surfaces — and if we spot something concerning mid-job, we stop and show you before continuing.
6. Payment
You look the job over, you're happy, you pay. Done.
Payment is due on completion of the work, after you've had the chance to review the results (in person or via the after photos if you're not home). We accept cash, check, credit card, and Venmo. Commercial and recurring-service customers may arrange invoicing terms with us in writing before work begins.
7. Satisfaction guarantee — our redo policy
Missed spot? Streaky patch? Tell us within a week and we come back and re-wash that area free. That re-wash is the guarantee — we make the work right rather than issuing refunds.
We stand behind our workmanship. If you find a spot we missed or an area that cleaned unevenly, tell us within 7 days of the service and we will return and re-wash the affected areas at no charge.
To be clear about the shape of this promise:
- The re-wash of missed or uneven areas is the exclusive remedy under this guarantee — it is not a refund policy, and no refunds are offered beyond it.
- The guarantee covers our workmanship: spots we missed and areas we cleaned unevenly.
- It does not cover pre-existing conditions (Section 5) or stains that cannot safely be removed — and when a stain won't come out, we'll tell you honestly, before or during the work, rather than damage the surface trying.
8. Cancellations & rescheduling
Life happens. If you need to cancel or move your appointment, just tell us — a call or text at least 24 hours ahead is appreciated so we can offer the slot to someone else. We don't charge cancellation fees.
9. Our responsibility & its limits
We take real care with your property — that's why we document before we start and use surface-appropriate methods throughout. We are responsible for damage directly caused by our negligence in performing the work. We are not responsible for pre-existing conditions, defects revealed by cleaning (Section 5), or problems arising from hazards we weren't told about and couldn't reasonably see. To the fullest extent Nebraska law allows, our total liability for any job is limited to the amount you paid for that job.
10. Photos & documentation
Before-and-after photos are part of every job — they document surface condition and results, and we share them with you. How we handle those photos, and everything else about your information, is covered in our Privacy Policy.
11. Governing law
These terms are governed by the laws of the State of Nebraska. Any dispute that can't be resolved by talking to us first — which we'd genuinely prefer — will be handled in the courts of Lancaster County, Nebraska. If any part of these terms is found unenforceable, the rest remains in effect.
12. Changes to these terms
If we update these terms, we'll post the new version here with a new effective date. The version in effect when you booked applies to that job.
